Farming
The rancho occupies four valleys, with three of the valleys currently planted in avocados and lemons. Approximately 70 acres are planted in avocados and another 22 acres are planted in lemons. 35 acres of avocados are income producing and the other 35 acres will begin to produce in 2008.
The topography would allow an additional 100+ acres to be planted. Approximately 40 – 50 acres are flat to gently rolling which may allow for other crops such as strawberries, raspberries, row crops & even vineyards. Income statements are available for the past five years.

Residences
The ranch includes three homes located on one parcel. The main residence, built in 1929, is a 3BR/2BTH craftsman style home with approximately 1200 sq ft of living space. A 2BR/2BTH modular home with bonus room, encompasses approximately 1100 sq ft of living space. A 1BR/1BTH “cottage in the woods,” located just yards from the other two residences, has approximately 900 sq ft of living space. Much of the cottage’s interior has been upgraded & remodeled. Surrounded by lush lawns, stately pepper trees & fragrant lemon groves, the living quarters invite you to step back in time, feeling a sense of tranquility.

Water
A private well pumps approximately 600 gallons per minute (gpm) with the tank filling at a rate of 500 gpm through a 6” pipe. The tank holds approximately 45,000 to 50,000 gallons. Water at Tara is incredibly reasonable.
The property also includes extensive water rights with The Del Norte Water Company. The owners have not used their Del Norte water shares on a regular basis, and instead rely on their private well. The water pipeline currently covers two of the property’s four valleys. The ability to extend the water pipelines to most of the ranch is possible.
The owners have also installed all new domestic water facilities to the property, including a new domestic meter, new 1,000 gallon reserve tank with new pump and a new 3,500 gallon domestic tank. All of the underground piping feeding to the domestic tanks is new.

The Workshop
A medal shop building is located near the main entrance to the property. It is large enough to house two tractors or three cars and equipment.

Office with Great Room
Also on the property is an office with great room building. It has vaulted wood plank ceilings, a kitchen and two restrooms. The great room takes up the entire second floor, while the kitchen & two restrooms are located downstairs. This building is between 1500-1800 sq ft & is perfect for a ranch office or entertainment facility. This building was built in 1991 and was designed to match the character of the other residences.

Home Sites
Tara includes two legal parcels of 102 acres and 300+ acres. Each parcel can be developed separately with a main residence of nearly unlimited size, guest quarters and out buildings including ag barns and workshops.

Privacy & Security
Tara is accessed by a paved, private easement road through a magnificent 110 acre strawberry & avocado ranch. Two separate security gates with separate access codes provide the ultimate in home security. There are no neighbor easements through Tara Ranch and therefore only the property owners and their invited guests have the right to enter the ranch.

Location
Tara Ranch is located in Ventura County, CA in the agricultural township of Somis, eight miles NE of Camarillo & Highway 101. It is located approximately 40 miles south of Santa Barbara & 50 miles north of Los Angeles. The Burbank Airport can be reached in less than one hour.

Views
Tara enjoys spectacular 360-degree views. The Pacific Ocean and Channel Islands National Park are visible from multiple points on the property. The fertile Oxnard Plain and Santa Monica Mountains are in sight from most of the ranch. To the north of Tara, you can see the Los Padres Mountains and Mt Topa Topa near Ojai.

Zoning
Tara is zoned AE 160 (agricultural exclusive) and includes two legal parcels of 102 and 300+ acres.

Property Taxes
The Ranch participates in the Land Conservation Act (Williamson Act). Property taxes are based on a complex formula that looks at the ranch's income to calculate the annual taxes. Thus, property taxes can fluctuate wildly depending on the ranch's annual income.

Additional Activities inc Cattle Grazing
The open spaces of Tara Ranch allow for cattle grazing, trail riding, seasonal hunting & hiking. The current owners leased much of the ranch to cattle farmers prior to 2004.

Conditional Use Permit Activities
With a conditional use permit (CUP) through the County of Ventura, the owner may be allowed to build a large equestrian facility, kennel, greenhouse nursery operation, agricultural education center, wedding facility, day spa, or conference center.
